Who we are for

Our clients are typically Northern European families and couples buying their second home: a place for July and the shoulder seasons, sometimes a base for a slower life later on. They are careful with money, unfamiliar with Italian bureaucracy, and rightly suspicious of a market where the paperwork can hide more than the survey. So we work the way a good lawyer would. We shortlist against your actual brief rather than our inventory, we bring a surveyor before an offer rather than after, and we quote the full cost of ownership — taxes, condominium fees, garden, shutters closed for nine months — before you commit.

We live here and we know the territory. Every home we list has been walked, measured and questioned by someone from our office in Lido di Camaiore.

Notaries, geometri, banks and town halls all speak Italian. We translate, attend and explain — you never sign something you haven't understood.

A short portfolio is deliberate. If a house has damp, a boundary dispute or an unbuildable extension, we tell you before you fall in love with it.
